Construction of the new courthouse building in Talavera de la Reina (Toledo)

Summary

The contract covers construction of a new courthouse in Talavera de la Reina, Toledo, Spain, bringing the town’s three existing judicial-service locations together in one building and ending the use of two rented premises. The building will be constructed on a 4,559 m² urban plot at Avenida de la Constitución 1. The contract is not divided into lots and has an initial duration of 46 months. The estimated contract value is €13,836,522.01 excluding VAT; the total budget including 21% VAT is €16,742,191.63. The works comprise the construction activities set out in the project, together with engineering, programming and commissioning of the building’s technical systems. This includes developing the CO2 and volatile organic compound sensor and consumption-management solution, designing the communications architecture, selecting and configuring controllers, programming the automation, testing system operation, providing an operating manual and training the staff responsible for running the system. BIM methodology is not required. Before work starts, the successful bidder must provide the required insurance, occupational health and safety plan, waste-management and quality-control plans, works programme, works permit and evidence of payment of applicable taxes, fees and guarantees, subcontractor details, and a document-delivery procedure. Monthly works certificates must be accompanied by a financial analysis of the projected final cost. At completion, the contractor must deliver as-built drawings reflecting the completed building, technical documentation for equipment and materials, and, where applicable, installation legalisation documents and operating authorisations. Documentation must be supplied in PDF and in editable formats requested by the contracting authority.
