Comprehensive maintenance service for Ibermutua's Northern Territorial Directorate centres

Summary

Ibermutua is procuring comprehensive maintenance and repair services for centres in its Northern Territorial Directorate, divided into three lots: Lot 1 covers Oviedo, Gijón, Avilés, Tineo and Navia; Lot 2 covers the Santander centre; and Lot 3 covers the Bilbao centre. The work includes maintaining buildings and their electrical installations, heating, ventilation and cooling systems, fire-protection equipment and other listed installations. Services include day-to-day operation of technical systems, preventive, corrective and predictive maintenance, mandatory inspections, and minor repair and installation tasks when needed. A bid for Lot 1 must cover every centre in that lot. Urgent faults require a response in less than 2 hours and repair in less than 24 hours; ordinary faults must be repaired within the working day and in less than 24 hours. Outside normal working hours, an on-call service must be available 24 hours a day, 365 days a year. The contractor bears the cost of maintenance materials costing no more than EUR 90 per item, excluding VAT. Corrective work involving additional expenditure may only be carried out with Ibermutua’s prior approval. The prices listed for the lots are: Lot 1 preventive maintenance EUR 30,325 and a EUR 10,000 allowance for corrective-maintenance materials (total EUR 40,325); Lot 2 EUR 1,457 and EUR 600 respectively (total EUR 2,057); and Lot 3 EUR 1,265 and EUR 600 respectively (total EUR 1,865). The Lot 3 table states that its estimated value is for 24 months. Bidders must demonstrate the required maintenance-company authorisations and staff qualifications. For Lot 1, the successful bidder must offer employment transfer to all staff currently assigned to the service, and must also provide the required personnel, vehicle, and environmental and health-and-safety arrangements.
