Balcony and terrace renovation

Summary

The contract covers the renovation of balconies and terraces at the Ośrodek Readaptacyjno-Rehabilitacyjny building in Karczew. The works include, among other things, removing old floor finishes and some railings, repairing concrete, installing waterproofing, fitting new composite-board flooring and steel railings, and rendering and painting the undersides and sides of balconies. The work also includes paving and edging works around the lower terraces and access areas, as well as the removal of construction waste. The works must be completed by 11 December 2026. A five-year warranty is required for the construction works, installed equipment and materials used. A PLN 10,000 tender guarantee must accompany the bid. Price is the only award criterion. The bid must be submitted electronically by 10:00 on 20 October 2026. The bidder must demonstrate at least one qualifying balcony, loggia or terrace construction or renovation project with a gross value of at least PLN 800,000. Workers performing physical construction work must be employed under employment contracts throughout the contract period. Before work begins, the bidder must provide documents for a suitably qualified site manager and proof of third-party liability insurance. The tender documents state conflicting insurance amounts: at least PLN 300,000 in the tender conditions and PLN 800,000 in the draft contract. The amount should be checked against the official documents before submitting a bid.
