Lease of the Mesón San Juan Bar and Restaurant Premises at the Main Square in Castrillo del Val

The tender offers a lease of the Mesón San Juan bar and restaurant premises at Plaza Mayor 1A in Castrillo del Val. The lease covers the ground-floor bar, dining room, kitchen, toilets, corridors, boiler room, and storage and bathroom area. The first floor and the entrance to the town hall on the second floor are excluded. The premises may be used only as a bar and restaurant. The lease runs for one year and may be renewed for successive one-year periods by express agreement of both parties, up to a maximum total term of five years. The minimum offer is €210.72 per month or €2,528.64 per year, excluding VAT; VAT must be stated separately. A €120 provisional guarantee is required with the bid. The successful bidder must provide a final guarantee before signing the contract equal to 50% of the awarded annual rent, excluding VAT. Bidders must submit an operating plan, a specific weekly opening schedule and evidence of the experience of the staff they propose to assign. The annual rent earns up to 25 points, additional weekly opening hours up to 25 points, and staff experience up to 25 points. Offering paid television channels that broadcast sports competitions earns 7 points, and organising social, cultural or recreational activities earns 3 points. The operating plan earns up to 15 points: meals for Fridays, Saturdays and Sundays up to 7 points, weekend bar snacks up to 4, and weekday breakfasts and lunches up to 4. The tenant must operate the bar and restaurant at least from 10:00 to 22:00, and from 10:00 to 23:00 in July and August; obtain the permits required for the activity; provide meals; pay utility and operating expenses; and maintain liability insurance. Bids must be submitted within 15 calendar days from the day after publication of the contract notice.
