Design documentation for two multi-family residential buildings in Woźniki

Summary

The tender is for comprehensive multidisciplinary design documentation for two multi-family residential buildings and the necessary technical infrastructure in Woźniki. The work includes updating the existing site-development concept, preparing design solutions and construction and detailed designs across the required disciplines, including architecture, structures, sanitary and electrical installations, telecommunications, roads and fire safety. It also includes interior-design plans and visualisations, technical specifications, bills of quantities and cost estimates, obtaining the necessary approvals and final building permit, and providing author’s supervision throughout the construction works. The planned development comprises two buildings, each with two stairwells and 11 apartments per stairwell. Apartments are to measure 30–70 m² and have one to four rooms, with approximately 60% having three rooms. The site design must allow for about 86 parking spaces, a playground, outdoor gym, bicycle shelter and refuse shelter. The buildings must include, among other things, lifts suitable for transporting people on stretchers and furniture. The energy-performance target is EP ≤ 52 kWh/(m²·year). The work must be completed within eight months of contract signature and no later than 31 July 2027. To participate, bidders must demonstrate at least two properly completed design-documentation services meeting the specified size and discipline requirements during the preceding three years, and provide an architect/coordinator and sanitary, electrical and road designers with the required unrestricted design qualifications. No minimum turnover is required. A bid security of PLN 4,500 must accompany the offer. Price accounts for 60% of the evaluation and key personnel experience for 40%; the tender documents differ on the period used to score experience (three or five years), so bidders should verify the applicable period in the official documents.
