Building design, Subproject 4: Ward refurbishment and intensive care unit expansion

Summary

The tender covers building design services under Section 34 of the German HOAI, service phases 2–8, for the DRK Clinics Berlin Westend hospital. The fourth subproject involves renovating wards 29, 1b and 4b and expanding the intensive care unit to accommodate 8 intensive care beds. The project budget is €10,235,000 gross, including 10% for unforeseen costs. The work also includes demolition and relocation of the affected units. Design must account for the hospital remaining operational during construction and requires coordination with other designers and project management. The services include documenting existing building conditions, preparing detailed space and needs plans, calculating costs under DIN 276 to the third level, and producing budget and decision documents. The designer must attend on-site meetings; attendance is initially expected weekly and later every 14 days, with on-site presence during construction supervision while works are under way. Services may be commissioned in stages, and bidders must offer a fixed fee based on HOAI 2021. Bids must be submitted electronically by 16 October 2026. The contract is not divided into lots, and variant bids are not permitted. Bids will be assessed using the award-criteria matrix, including the fee, proposed project team and its members’ personal references. Bidders must provide proof of professional indemnity insurance and a completed applicant form; the detailed eligibility criteria must be checked in the applicant form included in the tender documents.
