Procurement of property maintenance services for the Municipality of Muurame

Summary

The procurement covers property maintenance and servicing, external-area maintenance and, when required, caretaker services at properties managed by the Municipality of Muurame. The service includes monitoring technical systems, keeping the electronic maintenance log up to date, receiving alarms and providing 24-hour on-call readiness. Urgent work must start no later than one hour after an alarm is received, and service requests entered in the maintenance log must be acknowledged as started within two working days. Winter maintenance must start when the snow layer exceeds 3 cm, and access to critical sites, including schools and the multi-purpose building, must be maintained. The service must meet the KiinteistöRYL 2024/1 quality requirements and be provided mainly in Finnish. The contract will be awarded to one service provider, is not divided into lots, and will run from 3 May 2027 to 31 May 2030, with two possible one-year options. The tender deadline is 1 October 2026 at 09:00. Bidders must take into account the mandatory site visits on 7 and 8 September from 09:00 to 16:00 and review the site-specific descriptions in the electronic maintenance log.
