Lease of 200 m² commercial premises and a summer garden for restaurant operations in Kraków

Summary

The tender concerns a three-year lease, with a possible extension, of a 200 m² commercial unit in the basement of the Main Building at 2 Papiernicza Street in Kraków, together with approximately 270 m² of external space, a pavilion and a restaurant garden. The premises must be operated as a public restaurant with table service and a varied food and beverage offer. The building is listed as a historic monument. The minimum rent is PLN 88.46 net per month per m² for the internal area, PLN 12,500 net per year for the external area, and PLN 212,304 net per year for the internal area. Utilities, additional charges and waste collection are handled separately under the lease terms. The tenant must pay a security equal to one month of gross internal rent before signing the lease and must provide a PLN 2,000 bid guarantee. Offers must be submitted electronically in Polish by 21 September 2026 at 10:00. The offer remains binding for 30 days. Evaluation is based on internal rent at 60%, external-area rent at 20%, restaurant-operation experience at 10% and the cooperation concept at 10%. The selected bidder must sign the lease within seven days of notification and start operations within 30 days after the handover protocol is prepared.
