Integrated management and maintenance of the real estate portfolio, including a framework agreement for multi-year maintenance plan works

Summary

The tender covers integrated management and maintenance of Lowys Porquinstichting’s real estate portfolio, comprising 36 school and childcare locations with approximately 45,000 m² of gross floor area. The contract combines a performance- and price-based maintenance service agreement with a framework agreement for works arising from the multi-year maintenance plan. The scope includes preventive and corrective building and technical installation maintenance, fault response, minor planned maintenance, statutory inspections within scope, maintenance-plan works, reporting, KPI monitoring and annual evaluation. Security systems, lifts and fire-protection installations are excluded. The service agreement will run for four years, with an option for two extensions of 12 months each. The works framework agreement has the same initial four-year term. The estimated value over the base period is approximately EUR 3.2 million for the service agreement and EUR 6 million for the works framework agreement, or approximately EUR 9.2 million in total, excluding VAT. Both agreements must be accepted together. The restricted procedure will select up to five suitable candidates for the tender stage. The indicative award weighting is approximately 70% price and 30% quality, with the final details to be set out in the later tender documents.
