Management of ’t Koetshuis

Summary

The tender covers social management (Lot 1) and facility management services (Lot 2) for the ’t Koetshuis reception and accommodation facility in Bavel. Social management includes daily resident guidance, support for safety and living conditions, promotion of self-reliance and participation, and cooperation with relevant organisations. Facility management includes caretaker services, room and key management, rental administration, coordination of maintenance and fault reports, and cleaning services; the caretaker function requires a minimum staffing level of 0.5 full-time equivalent and the initial cleaning area is approximately 765 m². The estimated total contract value is EUR 1,895,000. Tenders must be submitted electronically by 2 November 2026 at 11:00. A bidder may tender for both lots and may be awarded up to two lots. Price accounts for 30% of the evaluation, while the remaining 70% consists of quality criteria, including culturally sensitive conduct, staff deployment and continuity, and cooperation and practical approach. Lot 1 includes a Social Return obligation equal to 5% of the actual value of that lot, excluding VAT.
