Lease of the Passenger Station Building

Summary

The Municipality of Serón is leasing its passenger station building by competitive procedure for use as a café, bar or restaurant. The property comprises a 160 m² passenger building, a 78.4 m² canopy, a store of approximately 15 m² and 17.5 m² of toilets shared with the municipality; the tenant is responsible for cleaning the toilets. The property will be handed over in its current condition. The lease is for 24 months, with a possible 12-month extension by agreement. The starting rent is €300 per month, and bidders may offer more; offers below the minimum will be rejected. The rent will be adjusted annually in line with changes in the consumer price index. The tenant must obtain any permits required to operate the café, bar or restaurant, pay the rent and water, gas and electricity costs, take out insurance covering potential damage, and keep the premises clean and orderly. Alterations require the landlord’s prior written consent; when the activity ends, the tenant must remove the installations used and carry out any necessary reinstatement work. The offer must state the proposed rent and include a management and operating plan and a programme of tourism-promotion activities for evaluation. The scoring awards up to 25 points for rent, up to 10 points for a commitment to employ Serón residents full-time, up to 20 points for the management and operating plan, and up to 5 points for the tourism-promotion programme. Offers must be submitted electronically, and the successful bidder must provide a guarantee equal to twice the offered monthly rent.
