Preparation of the Errota Building Rehabilitation Design and Technical Direction of the Works
Summary
The tender concerns preparation of the execution design for the rehabilitation of the Errota building in Mungia and technical direction of the construction works. The building is to be adapted for accessible, sustainable, multifunctional public use, while addressing defects identified in its inspection and constraints relating to flood risk and archaeological heritage. The contract has two phases. Phase 1 includes surveying the building and its surroundings; preparing the execution design, including the required studies, calculations, drawings, measurements, budget and technical specifications; and preparing the documentation needed to obtain water-management and archaeological-heritage permits. The contractor must coordinate with the municipality, correct errors attributable to its work at no additional cost, and assist with preparation of the construction tender after the design is approved. Phase 1 must be completed within 3 months; requested corrections must be submitted within 15 days. Phase 2 takes place only if the construction works are actually carried out. It covers works direction and execution supervision, health-and-safety coordination, and archaeological monitoring and control. At least one weekly site visit is required for works direction, health-and-safety coordination and archaeological monitoring, and two weekly visits for execution supervision. Monthly progress reports and the required final construction documentation must also be provided. The estimated contract value is €60,000 excluding VAT, or €72,600 including 21% VAT. Seventy per cent is payable upon submission of the design. The remaining 30% relates to the construction-direction phase, which is conditional on the works taking place. Bidders must provide the required team and qualification details and demonstrate that they meet the participation requirements.
