Preparation of the project and construction supervision for the enhancement of the Roman Nymphaeum of Alfaro

Summary

The contract covers a coordinated package of architectural and engineering services to enhance the Roman Nymphaeum of Alfaro: preparation of the basic design and full execution design, followed by construction management and supervision. The aim is to protect and conserve the archaeological remains, improve their accessibility and visitor experience, and explain their historical significance through interpretive features and virtual reconstructions. The service includes the required archaeological studies and annexes, construction management, health and safety coordination, and final project documentation. The work has three phases: preparing the documentation required for the grant application within up to 3 months; completing the full execution design, including the archaeological component, within 4 months after a favourable provisional decision; and directing and supervising the construction for the duration of the works. The contract may last no more than 4 years and payments are made by phase. The estimated value is EUR 50,000 excluding VAT, with a maximum budget of EUR 60,500 including 21% VAT. The bidder must demonstrate relevant annual turnover of at least EUR 50,000 and at least one building-renovation design and supervision service worth at least EUR 50,000 completed in the last three years. The team must include a suitably experienced architect, a technical construction director with at least three years’ experience, and an archaeologist with at least five years’ experience. The bid must include a technical proposal and impact assessment of no more than 20 A3 pages. Tenders are evaluated out of 100 points: 20 for price, 20 for experience and site-visit frequency, and 60 for the quality of the project proposal. Professional liability insurance of EUR 500,000 is required, and the successful bidder must provide a guarantee equal to 5% of the final price excluding VAT.
