Fire-protection project and installation supervision at the former Las Clarisas convent

Summary

The tender seeks engineering services to prepare the fire-protection execution project and direct the installation works at RTPA’s premises in the former Las Clarisas convent in Gijón. The project must detail the solutions approved in the earlier fire-safety performance study and take account of the building’s heritage protection. The work includes, among other things, fire-curtain fixings and smoke-sealing measures, detailed equipment and evacuation-route drawings, connections to the fire-detection system, assessment of how ventilation ducts affect fire compartments, an installation budget and a maintenance plan. The purpose is to remedy deficiencies identified by the Gijón municipality and obtain the approval needed for the operating licence. The project must be drafted within six weeks of contract signature. Installation supervision continues for the duration of the installation works and until the municipality issues its final approval. The estimated contract value is €14,580.69 excluding VAT, or €17,642.63 including VAT. Payment is staged: 40% after submission and professional endorsement of the project, 50% after submission of the endorsed final works certificate, and 10% after the municipality’s final approval. The contract is not divided into lots. Bidders must demonstrate the required financial capacity and team experience, including at least two fire-protection projects completed during the previous five years in heritage-listed or comparably protected buildings. The offer must include a technical and quality memorandum and evidence of additional experience; the price and any proposed reduction to the six-week project period are also evaluated. The successful bidder must provide professional liability insurance covering at least €1,000,000 per claim and maintain it throughout the contract. The contractor and affiliated companies may not bid for construction, supply or installation contracts that arise directly from the project.
