BIM compliance monitoring for the museum expansion and renovation project
Summary
The procurement is for BIM management and technical oversight services for the expansion and renovation project of the National Art Museum of Catalonia. The service provider will represent the museum’s interests and monitor BIM processes from design and construction through final information handover, building operation and maintenance. The work includes developing the BIM strategy and execution plan, setting up and overseeing the common data environment, checking models and digital deliverables, coordinating project participants, conducting audits and preparing reports, and preparing and validating the as-built model and asset information model. Information must also be prepared for integration with the museum’s maintenance and asset-management systems, GMAO/CAFM. The construction project covers the restoration of the Victoria Eugenia Palace for museum use, partial works in the Palau Nacional museum building, and an underground link between the two buildings. The contract is not divided into lots. The planned term runs from 1 November 2026 to 28 February 2030, with no extensions: 2 months for the basic design, 8 months for the detailed design, 24 months for construction, and 2 months for as-built documentation, the asset information model and system integration. The estimated value is €90,000 excluding VAT, and the maximum budget is €108,900 including 21% VAT. Offers are evaluated on price (up to 49 points) and additional documented staff experience (up to 51 points). The bidder must demonstrate annual turnover of at least €99,000 in its best year among the previous three years and propose and document the qualifications and experience of a BIM Manager and an architect experienced in building rehabilitation. Required declarations and evidence must accompany the bid; the successful bidder must provide a final guarantee of 5% of the contract price excluding VAT. The contractor must also meet requirements concerning occupational health and safety, employment, environmental matters, confidentiality, data protection, and the museum’s ethics and responsible-procurement policies.
