Renovation of the terrace and level -1 exterior walls at Warsaw Nursery No. 20

Summary

The contract covers renovation of the terrace and the exterior walls at level -1 of Warsaw Nursery No. 20, including the retaining walls around the kitchen delivery area, at Wilcza 27A. Works include removing existing surfacing and deteriorated render; installing waterproofing and, where specified, thermal insulation to the terrace and walls; renewing the terrace and ramp floor layers and finishes; repairing and repainting the steel balustrade; replacing gutters and sheet-metal flashings; repairing retaining walls; and renewing 12.4 m² of the concrete-paved perimeter strip. The terrace works cover approximately 94.14 m². The building is listed in Warsaw's municipal register of historic buildings, so materials, colours and work methods must respect its heritage value, and required approvals must be obtained. The nursery will remain open during the works, so safe access for children and staff must be maintained and restrictions on noisy and dusty work observed. The contractor must review the design documents, prepare detailed construction or workshop drawings if necessary, obtain required approvals, carry out the works and provide as-built documentation. The bid must cover all work needed for completion. A site visit is mandatory; a bid submitted without the site-visit record will be rejected. The contractor must carry out the main terrace, balustrade, gutter and sheet-metal, and exterior-wall works with its own resources; these tasks may not be subcontracted. Completion is due by 15 December 2026. A warranty and statutory defect-liability period of at least 36 months is required. Evaluation weights are price 50%, warranty and defect-liability period 30%, and the experience of the nominated person 20%. The bid must include a detailed priced cost estimate and a PLN 3,000 tender guarantee; before contract signature, the successful tenderer must provide performance security equal to 5% of the contract value.
