Construction works for the expansion of the Social Centre of Foios

The tender concerns construction works to expand the Social Centre of Foios by enclosing and covering part of the existing second-floor terrace to create new workspaces, meeting rooms and multipurpose rooms for the municipal Social Services Department. The works include demolition, foundations, structures, façades and partitions, joinery and glazing, installations, insulation and waterproofing, roofing, finishes, equipment, waste management, quality control and health and safety. The estimated contract value is EUR 403,932.13 excluding VAT and the maximum tender budget is EUR 488,757.88 including 21% VAT. The contract lasts 10 months from the site-setting-out verification record, has no extension option and is not subject to harmonised regulation. Offers must be submitted electronically within 20 calendar days of the day following publication of the contract notice. The simplified open procedure uses a single electronic file and awards up to 100 points: 25 for the economic reduction, 45 for construction improvements offered at no additional cost and 10 for extending the minimum one-year warranty period. The improvements concern higher-grade porcelain flooring, improved waterproof façade rendering and logistics, solar-controlled glazing with motorised external blinds, and enhanced thermal and acoustic roof performance. The successful tenderer must execute all improvements offered and provide the required technical evidence. A 5% final-price performance guarantee excluding VAT is required; an additional 3% guarantee may apply to an abnormally low offer.
