Facade refurbishment of Casa das Artes

Summary

The tender covers refurbishment of the facades of the Casa das Artes building in Miranda do Corvo, together with related interior repair and finishing works. The works include erecting scaffolding, removing loose and damaged facade render, pressure-washing surfaces and removing fungal growth, repairing cracks and concrete affected by corrosion, applying reinforced thin-coat render, and painting the facades. The works schedule includes, among other items, removal of 1,629.9 m² of existing render, cleaning 3,727 m² of surfaces, and rendering and painting 3,737 m² of exterior walls; 240 m² of exterior ceiling is also to be painted. Indoors, the contractor must repair a leak caused by the roof rainwater pipe and the resulting wall damage, paint 450 m² of interior walls, and paint 250 m² of ceilings. The facade paint must be red RAL 3013, and the solar reflectance index of the exterior wall paint must exceed 50%; cement render must dry for at least 28 days before painting. The work also includes preparing and implementing a construction and demolition waste management plan. The works are in Miranda do Corvo and must be completed within 120 days. The maximum contract price is EUR 305,000 excluding VAT, and price is the sole award criterion. Bids must be submitted electronically by 22 October 2026 at 23:59; they must remain valid for 66 days after the submission deadline, and variant bids are not permitted. Bidders must hold the required works licence. During contract performance, 10% is retained from interim payments; the tender documents state that no separate performance security is required and that the retention may be replaced by an accepted form of security.
