Façade insulation and balcony and roof renovation at the residential building at Kolejowa 30

Summary

The contract covers extensive energy-efficiency improvements and renovation of the multi-apartment residential building at Kolejowa 30 in Lubań. The works include insulating the façade and plinth, renovating 12 balconies, renewing the roof covering and rainwater system, modernising the heating and domestic hot-water systems, insulating the attic floor, replacing external doors, and carrying out associated electrical, sanitary, stormwater drainage, paving and finishing works. The contract also includes removal and lawful disposal of old materials, scaffolding and safety protection, inspections, tests, measurements and handover documentation. Residents will continue to occupy the building during construction, so safe access must be maintained and disruptive works and service interruptions coordinated with them. The works must be completed within 10 months of handover of the construction site. A site visit is mandatory before submitting a bid and is scheduled for 8 October 2026, from 10:00 to 12:00; a bid submitted without the visit will be rejected. Bids must cover the entire contract; partial bids are not permitted. A PLN 10,000 tender guarantee is required, and performance security is 5% of the total bid price. The offered warranty must be at least 60 months; periods of up to 84 months count toward evaluation. Bids are evaluated on price (60%) and warranty duration (40%). The bidder must demonstrate the required insurance, suitably authorised construction, sanitary and electrical works managers, and prior experience in ETICS façade insulation and sheet-metal roof repairs.
