Construction management for the new office and training building in Rijen

Summary

The tender concerns construction management and site supervision services for a new office and training building at Gilze-Rijen Air Base. The building will have approximately 8,000 m² of gross floor area, partly two storeys and partly a basement, together with complex cooling, ventilation, measurement and control systems, high- and low-voltage installations, data, fire safety and electronic security systems. The construction manager will represent the contracting authority during the construction and aftercare phases, lead the construction process, coordinate the authority’s supervisors, monitor the contract, budget, schedule, quality and safety, and manage handover, testing, defect rectification and as-built documentation. The construction phase lasts 22 months and the aftercare phase 12 months. Expected attendance is approximately 16 hours per week during construction and the first five months of aftercare, and 4 hours per week during months 6–12 of aftercare. The estimated contract value is EUR 230,000. The contract will be awarded on the basis of the best price-quality ratio. Price is assessed together with the quality of the process and working method, cooperation, and staffing and continuity; the maximum quality values are EUR 50,000, EUR 50,000 and EUR 25,000 respectively.
