Maintenance service for the Royal Guard’s climate-control installations

Summary

The contract covers comprehensive maintenance of the Royal Guard’s building heating, cooling, ventilation and extraction systems, as well as domestic hot-water equipment, water tanks and pumping units. The contractor will carry out scheduled preventive, operational and legally required technical maintenance, including inspections, cleaning, adjustments, tests and replacement of consumables; keep maintenance records; and provide evidence of completed work and monthly reports. The service generally excludes restoring out-of-service installations, except for operations included in scheduled maintenance. The contractor supplies maintenance materials, tools, equipment, vehicles and qualified staff. The contract runs for 12 months from 23 August 2026, or from a later contract-signing date, and may be extended for up to one year under the tender-document terms. Normal service hours are Monday to Friday, 08:00–14:00. Work will mainly take place at La Princesa Barracks and other Royal Guard buildings. The total budget is €30,000 including VAT (€24,793.39 excluding VAT). Bidders must have suitable technical facilities, qualified personnel with relevant vocational training, and the necessary tools and equipment. The company’s technical representative must have at least 4 years of demonstrable experience in the sector. The bid must include the required staff and equipment information and declarations. Price is worth 75 points; ISO 9001 certification 5 points, ISO 45001 certification 10 points and ISO 14001 certification 10 points. These certifications are award criteria, not mandatory participation requirements.
