Outdoor facilities planning services for Schwabenheim, HOAI phases 5–9

Summary

The tender concerns the continuation of the planning and implementation of outdoor facilities for the village community house 'Greiffenklauer Hof' in Schwabenheim. The contract covers HOAI-based outdoor facilities planning services (Part 3, Section 2), phases 5 to 9. The procurement is conducted in an EU-wide procedure. The outdoor facilities planning is based on existing plans from earlier phases, anchored by the council-approved plan variant of March 2022. The plan envisions an event yard in front of the Bacchuskeller and the functional and design integration of outdoor areas with the existing building parts and surrounding streets. A key planning task is addressing different ground levels and access situations. Previous plans provided barrier-free access from Bachstraße and Schulstraße; direct access from the event yard was not provided. In further planning, the existing buildings and cellar structures, connections to the new building and surrounding streets, as well as height and access conditions, must be considered. The outdoor areas shall serve both access to the village community house and as recreation and event spaces. In addition to paved areas, paths and access, the planning must further develop height transitions, fittings, vegetation areas and other open-space elements and bring them to execution. Scope of services includes Phases 5 to 9 of the HOAI 'Freianlagen' service specification. The contractor must take over the existing planning documents and continue planning from Phase 5. The services include the execution-ready refinement of the existing planning, preparation and supervision of awarding the executing services, supervision of proper implementation of the outdoor facilities, and subsequent project support.
