Development partner for a mixed-tenure housing development at Kishogue Urban Centre
Summary
South Dublin County Council is seeking a development partner to plan, design, construct, deliver and sell a development of approximately 640 homes at Kishogue Urban Centre in Clonburris, working in collaboration with the Council. The anticipated mix comprises 120 social homes to be sold to the Council, at least 260 affordable-purchase homes and up to 260 cost-rental homes. The project also includes 900 m² of commercial space at three ground-floor locations and progressing the identification of a site for 6,300 m² of employment use. Delivery is subject to planning permission. The estimated contract value is EUR 160 million, with a planned duration of five years. This is a restricted procedure: requests to participate must be submitted electronically by 2 November 2026 at 16:00, and five candidates are planned to be shortlisted for the next stage.
