Maintenance of Garage Doors, Gates and Automated Closing Systems

Summary

The procurement is for a single-supplier framework agreement covering preventive and corrective maintenance and emergency repairs of garage and parking doors, gates, metal shutters, barriers and other automated closing systems at four residences managed by ESSET: Neuilly-Potin, Neuilly-Bagatelle, Gâte-Ceps and Boulogne-Molitor. The work includes inspection, servicing, adjustment, fault diagnosis and repair, and safety measures. Manually operated equipment must receive at least one maintenance visit per year; semi-automatic and automatic equipment must receive two. For faults reported during normal working hours, Monday to Friday from 8:30 a.m. to 6:00 p.m., the contractor must attend within 2–4 hours. An out-of-hours on-call service is required: the contractor must answer or return a call within 30 minutes and, if needed, attend within four hours. The contract starts on 1 January 2027, has an initial term of 12 months and may be tacitly renewed three times for 12 months each. Preventive maintenance is paid at fixed prices, while corrective work, emergency repairs and additional services are priced using unit rates. Bids must be submitted electronically in French and in euros. Following the corrigendum, the bid submission deadline is 12 October 2026 at 5:00 p.m. Bidders must visit all four residences and include the buyer’s representative-signed visit certificate with their bid. They must also submit the completed price schedules and a technical memorandum covering the team, maintenance arrangements, on-call service, emergency response and reporting.
