Completion of renovation and improvement works at the El Pinar elderly care residence

Summary

The contract covers completion of the renovation, improvement and adaptation works at the El Pinar elderly care residence on the island of El Hierro. The works will bring the existing building and its technical systems into compliance with applicable requirements, reorganise the premises and improve the centre’s facilities, including the kitchen, laundry, dining room and multipurpose rooms. Planned additions include a gym, further social and healthcare spaces, and bedrooms with bathrooms. The contract is an integrated construction project and is not divided into lots. The works budget is €1,039,974.04 excluding IGIC; including 7% IGIC, it is €1,112,772.22. The completion period is eight months. Tenders are scored out of 100: price up to 65 points, improvements at no additional cost up to 20 points, and an extended warranty period up to 15 points. The optional improvements are replacing 12 bedroom fire doors (15 points) and increasing solar-energy storage with a lithium battery (5 points). A warranty offer of 1, 2, 3 or 4 years scores 0, 5, 10 or 15 points respectively. The bidder must meet the registration, minimum annual turnover of €1,000,000, relevant construction experience and works-manager requirements. The tender must be submitted electronically with the required declarations and supporting evidence. During performance, the contractor must also provide an environmental plan, health and safety and waste-management plans, and public-liability insurance with cover of at least €873,927.76.
