Building renovation for a new business centre in Redondela

Summary

The contract covers the renovation of a building owned by the Consorcio de la Zona Franca de Vigo for use as a business centre at Subida á Estación 1, Redondela, Pontevedra. The works must follow the approved basic and detailed designs and technical specifications; the contract is not divided into lots. The maximum tender budget is EUR 1,977,257.64 including VAT (EUR 1,634,097.22 excluding VAT). The works must be completed within 18 months from the date of a satisfactory site-setting-out report. Work may need to take place at weekends, on public holidays or in shifts. Bidders must submit an electronically signed tender with the required declarations, technical proposal and price discount expressed as a percentage. Price is worth up to 60 points; qualitative criteria are worth up to 40 points in total, and a minimum of 25 qualitative points is required. The technical proposal must address the works schedule and methods, logistics and machinery, occupational safety, subcontractor and supplier controls, waste and environmental management, and public information about the works. The tender must include a commitment to provide the required minimum team and a suitably equipped site office throughout the works. Bidders must be registered in the official national register of bidders and classified companies and hold the required works classification, or provide equivalent evidence where applicable. The successful bidder must provide the definitive guarantee, take out the required insurance and submit documents relating to occupational safety, workers, Social Security and payments before work starts. For completion and acceptance, the contractor must deliver as-built drawings, quality and waste records, installation certificates, the building file, the energy-performance certificate and equipment manuals and warranties, and provide the client’s staff with basic training in equipment operation and maintenance. The statutory warranty is one year; the tender may offer up to four additional years of warranty together with preventive maintenance.
