Restoration and museum fit-out of the Cal Martorell building
Summary
The procurement covers the structural and functional rehabilitation of the Cal Martorell building in Calaf and is divided into three separate contracts. Lot 1 covers repairs to the protected building’s structural elements and roofs, demolition, and general adaptation of the ground floor. Lot 2 covers restoration of the protected stone façade, balcony bases and wrought-iron railings, together with heritage supervision of Lot 1 works. Lot 3 covers the supply and installation of ground-floor museum exhibition elements, graphics and content, integrated with the “Botigues Antigues” project. The planned works run from 2026 to 2027: Lot 1 Phase A is scheduled for 15 November 2026–15 April 2027 and Phase B for 15 April–15 July 2027; Lot 2 runs from 15 May–15 August 2027; and Lot 3 from 1 September–1 December 2027. Extensions are not permitted, and the lots must be delivered in the coordinated sequence. Bids may cover one or more lots, but a company may be awarded only one lot; bidders covering multiple lots must state their preference. Bids must be submitted electronically in Catalan. The maximum budgets excluding VAT are EUR 455,148.88 for Lot 1, EUR 62,198.09 for Lot 2 and EUR 41,488.76 for Lot 3. Bids above the relevant ceiling are rejected. Award is based on the best price-quality ratio: up to 40 points for price, 40 for the qualitative proposal and 20 for an extended warranty. The qualitative proposal must score at least 20 out of 40. Participation requires evidence of the relevant turnover, liability insurance and previous experience; Lot 1 also requires at least a site manager and a works foreperson, while subcontracting is prohibited for Lots 2 and 3. The successful bidder must provide a final guarantee equal to 5% of the bid price excluding VAT.
