Tender detail
Adaptation works to the Bringué de Ginestarre building complex as a youth hostel and ethnological training facility
Summary
The tender covers the restoration and adaptation of the historic Bringué de Ginestarre building complex in Esterri de Cardós to create a youth hostel, an ethnological area and training facilities. The works are to preserve the complex’s heritage and architectural value. They include, among other things, removing and reusing existing slate roof tiles and other salvageable elements, building and interior-finish works, building services, heating with a wood-fired boiler and pellet stoves, ventilation, and electrical and fire-protection systems. The complex has a total built area of 1,662.28 m². The estimated contract value is €2,094,759.51 excluding VAT, or €2,534,659.01 including VAT. The completion period is 14 months from the works setting-out record; commencement is planned for the first quarter of 2027. This is an open procedure for a single lot, and variants are not permitted. Bids must be submitted electronically by 26 October 2026 at 13:00. Bidders must hold the required works-contractor classification and provide for a works delegate, a site manager and a health and safety manager. Their experience, construction approach, work plan, and quality, environmental and safety arrangements will be assessed alongside price and other tender commitments. The project was developed using BIM, and the contractor must allow for producing the BIM model and final as-built model. Evaluation considers price, the site manager’s experience, BIM, subcontracting levels, certified timber, eco-labelled interior paints and social commitments. The machine-readable notice lists construction, technical-offer and participation requirements; the qualification and compliance conditions detailed in the tender documents are summarised above.
