Architectural planning for the energy-efficient refurbishment of Building AB

Summary

The tender concerns comprehensive construction, functional, and energy-efficiency refurbishment planning for Building AB at Hochschule Osnabrück. The building has approximately 5,287 m² of usable floor area, and the work must be planned so that university operations can continue as far as possible. The main work includes renewing the roofs and roof structures and improving insulation; upgrading the auditorium’s technical systems for use by up to 600 people; replacing the southern facade and external solar shading; and renewing the foyer heating and sanitary areas. Existing conditions must be inspected and documented for the building elements and technical systems affected by the refurbishment, including interfaces needed for the design; a full technical survey of the entire building is not required. Any additional investigations must be agreed with the contracting authority. The certification system and any certification scope have not yet been determined, and full certification of the building is not currently a binding requirement. Contract award is planned for November 2026, design work is scheduled to start in January 2027, and construction is planned from early 2028 until mid-to-late 2029. The project language is German. Tenders will be evaluated on price (40%) and quality (60%); negotiations on tenders will not take place.
