Comprehensive renovation of municipal apartments 2026

Summary

The procurement covers maintenance, renovation, extension, defect and emergency remediation, and energy-efficiency works in apartments and non-residential premises owned by the Municipality of Budapest’s 13th District, as well as other properties identified in the tender documents. The works may include general construction and finishing, building services and heating, replacement of doors and windows, electrical works and, where needed, design and assistance with permits. Work will be ordered through individual agreements under a 12-month framework contract, which may be extended once for a further 12 months. The stated framework amount for 12 months is HUF 275,000,000 net, and the notice gives an estimated overall contract value of HUF 605,000,000. The contracting authority undertakes to call off 70% of the framework amount; a quantity variation of -30% to +10% is permitted. The expected annual volume averages 8 apartments and 479 m² in total. Bidders must demonstrate the required registrations for construction and design, relevant renovation experience covering at least 6 buildings or building parts and at least 350 m² in total, and a qualified team covering four specified roles. The offer must include the required declarations and evidence, as well as a tender guarantee of HUF 800,000. Evaluation takes account of price, additional experience of a responsible professional, the offered warranty period and other price components. The deadline for submission is 16 November 2026 at 10:00 Hungarian local time. If awarded the contract, the successful bidder must, among other things, provide the required liability insurance and ensure an environmental permit for collecting and transporting construction and demolition waste.
