Façade renovation and commercial premises conversion at Piłsudski 21

Summary

The tender covers two parts of works at the building at Al. Marsz. Józefa Piłsudskiego 21 in Tomaszów Mazowiecki. Part 1 concerns renovation of the street-facing and side façades, including repairs to plasterwork and architectural features, window and door works, and work in the stairwell. Part 2 is the renovation of the former ground-floor commercial premises, including demolition and finishing, partitions and a suspended ceiling, flooring, plumbing and electrical works, and installation of doors and windows. The building is in a heritage-protected area, so façade works must follow the project specifications and the approved colour scheme. Bids may be submitted for either or both parts. Part 1 must be completed within 8 months and Part 2 within 4 months of contract signature; by 18 December 2026, works worth PLN 180,000 for Part 1 and PLN 97,995 for Part 2 must also be completed. For Part 1, the bidder must provide the required construction site manager and a PLN 2,000 tender guarantee. Part 2 has no participation qualification condition and requires no tender guarantee. Price is the only award criterion for Part 1. For Part 2, price accounts for 60% and warranty duration for 40%; bidders may offer 6, 7 or 8 years. Before signing the contract, the successful bidder must provide a priced bill of quantities and a work and financial schedule. The performance security is 5% of the gross tender price for Part 1; none is required for Part 2.
