Reconstruction and change of use of part of the School and Preschool Complex in Porajów

Summary

The contract covers reconstruction of part of the ground-floor premises at the School and Preschool Complex in Porajów and changing their use from classrooms to a preschool group. The works include, among other things, demolishing partitions and building new fire-resistant walls, fully renovating the children’s sanitary facilities, renewing floors, interior finishes and doors, adapting the electrical and emergency lighting systems, and installing external doors. External works also include modifying door openings and installing a mineral-wool insulation strip with finishing on the façade. The works must be completed within 120 calendar days from handover of the site; handover is due within 14 days after the contract is signed. The facility will remain in operation, so the contractor must organise the works to limit disruption. The work schedule must be agreed with the facility director and submitted to the contracting authority within seven days after contract signature; the most disruptive work should be scheduled during the winter school break starting on 18 January 2027. The bid must include the mandatory detailed price calculation. The award criteria are price (90 points) and extended warranty (10 points); the required warranty is at least 60 months, with 5 points for each additional 12 months, up to 10 points. No tender guarantee is required. To qualify, the bidder must demonstrate proper completion of at least two contracts for construction, reconstruction or renovation of public-use buildings during the last five years and appoint three appropriately qualified works managers: a construction manager, a sanitary works manager and an electrical works manager. Personnel performing physical construction work must be employed under employment contracts. The successful bidder must maintain third-party liability insurance of at least PLN 500,000 for the contract period and provide performance security equal to 5% of the gross bid price before signing the contract. The works are paid for on a fixed-price basis.
