Reconstruction of office rooms at Stefan Jaracz Theatre into accessible audience space and café facilities – repeat procurement

The tender concerns the reconstruction of office rooms in the partly occupied, heritage-protected building of the Stefan Jaracz Theatre in Olsztyn into accessible audience space with an area intended for a café. The works include preparatory, dismantling, structural, masonry, finishing and installation works, including electrical, sanitary, water and sewage, ventilation and air-conditioning systems, as well as testing, measurements and as-built documentation. Kitchen technology, catering equipment, movable furniture and other movable furnishings are generally excluded. The works must be carried out in an operating historic building while preserving the protected heritage fabric and minimising disruption to theatre activities. The completion deadline is 30 November 2026. The tender submission deadline is 31 August 2026 at 9:00. The award criteria are price at 60%, the experience of the person appointed to direct construction works at a historic monument at 20%, and an extension of the warranty and defects-liability period at 20%. The minimum warranty and defects-liability period is 60 months; 72 months earns 10 points and 84 months earns 20 points. Bidders must provide a PLN 5,000 tender guarantee and account for performance security equal to 5% of the gross price.
