Complete contract for the renovation of building-services lines in Building B of Kiinteistö Oy Leppävaaran Esplanadinkulma

Summary

The tender concerns a complete building-services renovation of Building B at Leppävaarankatu 10, Espoo, together with renovation works on the roofs of Buildings A and B. The works cover demolition and reconstruction of heating, ventilation, water, drainage, electrical and automation systems; renewal of wet-room and toilet surfaces, fixtures and equipment; fire-stopping and penetrations; partial renewal of the waterproofing in the Building B air-handling plant room; renewal of wastewater and rainwater systems; ventilation balancing and duct cleaning; new electrical distribution boards, sockets, switches, lighting and roof-drain heating; and associated structural, yard, excavation, reinstatement and cleaning works. The separate cooling scope includes removal of the existing cooling equipment and installation of a new R290 water chiller, roof-mounted liquid condenser, cooling and glycol circuits, fan-coil units, condensate drainage and related electrical works. The roof works include removal of existing membranes, flashings, penetrations and roof drains, slope inspection and correction, new TL2-class bituminous waterproofing, insulation, sheet-metal work, roof drains, penetrations, safety equipment and related services. The offer must be submitted in Hilma by 9 October 2026 at 16:00, remain valid for six months and include a total price with 25.5% VAT, itemised prices and completed unit-price schedules. The site must be inspected on 29 September 2026 between 09:00 and 13:00. The works are scheduled to start in November or December 2026, with the detailed programme to be agreed with the selected contractor. The contractor must provide qualified personnel, comply with the specified technical, safety and quality requirements, conduct the required tests and inspections, and submit the required handover and maintenance documentation.
