Concept procedure for Waldstrasse 8 in Adlershof, Treptow-Köpenick: Your individual building project in an established residential area
Summary
The tender concerns residential development at the Waldstrasse 8 property in Berlin’s Adlershof district. The procedure is intended to grant a leasehold with a building obligation for a project providing housing and at least one social use. It is a two-stage concept procedure: the initial offer must be submitted by 3 December 2026 at 08:30, and final offers will be evaluated against the award criteria, one of which is the proposed monthly ground rent. The tenderer must submit an electronic offer in German including the proposed ground rent, required forms, financing information, a housing and use concept, architectural plans, a social-use description and a sustainability concept. The submission must include, among other items, a site plan, floor-plan diagrams, building-volume and section drawings, and a plan for the external area with seating. The offer must be complete, binding and formally compliant; paper and email submissions are not permitted. The company must be able to demonstrate project financing. A project-specific financing commitment is required, together with an assumed 30% equity share of total investment costs. A bank confirmation must cover acquisition-related costs of approximately EUR 203,200. The successful tenderer must later update the financing evidence, identify known subcontractors, complete the anti-money-laundering review and prepare the final development concept in cooperation with Berlin.
