TXL Nord – Technical due diligence profiles for existing buildings

Summary

The tender concerns technical due diligence and the preparation of profiles for nine existing single-storey buildings in TXL Nord. The buildings, each approximately 100–2,300 m², are being considered for temporary use as a hub for collecting, storing and processing construction materials and components. The work includes clarifying the assignment and preparing the due diligence, reviewing building documents and existing data, conducting site inspections, assessing condition and defects, evaluating building services and media infrastructure, reviewing fire safety, structural stability and hazardous-material reports, and estimating maintenance and refurbishment needs and costs. The contractor must prepare building profiles and photographic records. Additional fire-safety and structural assessments are included as optional, call-off services. The work is to be carried out in Berlin, provisionally from the end of October 2026 until 31 December 2026. Offers must be submitted electronically in German by 19 October 2026 at 12:00. Price is the only award criterion, and the offer with the lowest total price will win. Bidders must provide the required eligibility and compliance documents, including evidence of professional indemnity insurance.
